WetSuit® Moisture Protection

WetSuit® Crawl Space Moisture Protection

The WetSuit® system is a seamless, spray-applied waterproofing membrane used to protect crawl spaces from moisture intrusion, mold growth, and long-term wood damage. For pier and beam homes in the Dallas–Fort Worth area—where humidity, plumbing leaks, and soil moisture create ongoing risks—WetSuit® offers a stronger and more reliable solution than traditional plastic vapor barriers.

Brown Foundation Repair applies WetSuit® as part of our crawl space encapsulation services to help create a cleaner, drier, and healthier environment beneath your home.

This system is especially effective when paired with services like crawl space inspections or crawl space wood replacement, ensuring both moisture protection and structural stability.

What Is the WetSuit® System?

WetSuit® is a fluid-applied waterproofing membrane designed to bond directly to surfaces such as foundation walls, crawl space perimeters, piers, and exposed soil areas. Once applied, it cures into a seamless, flexible coating that blocks moisture movement and reduces vapor transmission.

Unlike plastic liners that can tear, gap, or fail at seams, WetSuit® forms a continuous barrier with no weak points. It is also adaptable to irregular surfaces, penetrations, and tight spaces—making it ideal for DFW crawl space conditions.

Why Moisture Control Matters in DFW Crawl Spaces

Pier and beam homes in North Texas face unique challenges due to clay soils, high humidity, and changing weather patterns. Excess moisture in the crawl space can lead to:

  • Fungal growth and mold problems
  • Wood rot in beams, joists, and subfloor
  • Musty odors inside the living space
  • Increased pest activity
  • Soft or uneven floors
  • Corrosion of metal components

Addressing moisture at the source with a stronger moisture barrier can extend the life of your home’s structural components and create a more stable, healthier environment.

How WetSuit® Works in the Crawl Space

The WetSuit® system is applied directly to surfaces where moisture or vapor transfer occurs. This typically includes foundation walls, piers, exposed soil transitions, and other high-risk moisture areas. Once cured, it creates a durable membrane that resists water penetration and significantly reduces humidity transfer.

This seamless protection helps keep structural wood drier, reduces the likelihood of rot, and supports long-term crawl space stability. It also enhances the performance of other components of your
crawl space encapsulation system.

WetSuit® vs. Traditional Vapor Barriers

Many homes rely on thin plastic liners to reduce crawl space moisture. While these can help, they often tear, shift, or lose effectiveness over time. WetSuit® provides several advantages:

  • Seamless protection — no taped joints or panels to fail.
  • Superior adhesion — bonds directly to masonry, wood, or metal.
  • Flexibility — adapts to irregular surfaces and tight areas.
  • Durability — resists tears, punctures, and mechanical damage.
  • Higher moisture resistance — designed to reduce vapor intrusion at a deeper level.

The result is a longer-lasting moisture control system that helps protect your crawl space from the harsh conditions common to DFW.

When We Recommend WetSuit®

Our project planners may recommend a WetSuit® application when:

  • The crawl space experiences high humidity or condensation
  • Wood components show early signs of moisture-related deterioration
  • Vapor barriers have failed or been compromised
  • There is a history of plumbing leaks or soil saturation
  • Homes require a more robust encapsulation solution

The system is often installed alongside other upgrades such as drainage improvements or crawl space debris removal to prepare the space for long-term protection.

Our Installation Process

Brown Foundation Repair follows a careful and detailed installation method:

  1. Inspect the crawl space and identify moisture sources.
  2. Prepare surfaces by cleaning debris, loose material, or damaged areas.
  3. Apply WetSuit® to walls, piers, edges, and critical points of moisture transfer.
  4. Allow the material to cure into a seamless, flexible membrane.
  5. Integrate the coating into the wider encapsulation system, if applicable.

This method ensures consistent coverage and long-lasting performance in the variable conditions typical of North Texas.

Major thanks to Lee for evaluating our home, preparing a budget-friendly quote and scheduling our foundation... repair. The crew arrived on time, Noe and Adan, answered our questions and offered information on what to expect after the work was completed. I am impressed by the care that was taken during this process: planning, working and clean up. I have already recommended Brown foundation repair to a family member.read more

Brown Foundation was fantastic. They saved our foundation (and wood flooring) from needing repair by... installing a proper drainage system around the house. It was pricy, but not nearly as pricy as the foundation/flooring repair would be five months down the road! Our supervisor Harold was great. He came out to our property several times to answer my many questions and make sure we were getting exactly what we needed. The work was neat and well-done. The only issue we had was not being told we needed electric work (it was on the estimate but not discussed, and we had to make a few calls to get it to happen) and the original placement of the pop-up valve was unwise (pooled water on the sidewalk instead of draining to the street). But any home project will have some bumps and miscommunications - the big difference is that Brown fixed these problems quickly and professionally. Wendell was especially helpful in fixing the back end of the project.Photos: note the muddy part of water pooling in our yard and into our foundation in the “before”, versus after.read more
