The Brown Method To Foundation Repair

We developed and mastered The Brown Method for repairing foundations throughout Texas as an easy, efficient, and effective approach to existing foundation repair methods. Not only does The Brown Method reduce project time, but it also reduces the costs of foundation repairs as well when compared to other methods of foundation repair.

To repair a foundation using The Brown Method, a trench must be excavated to expose the perimeter beam. Next, we excavate the shaft, pour concrete, and set rebar within the shaft to strengthen the pier. Upon completion of this portion of the project, the concrete shaft will be solid, reinforced concrete. This method greatly improves and benefits the stability of the pier and helps it to stabilize the structure.

Once the concrete has been set the next step in The Brown Method is to construct and stabilize a haunch by using eight pieces of rebar. To ensure the success of our method, it is essential to determine the footprint of the haunch. After the structure has been cured, a hydraulic jack is used to level it. To ensure that the level position is maintained, a steel pipe is placed. Upon removing the jack, a sonotube is installed and concrete is poured into the tube. We use a method of installation that ensures that the sonotube is cut to match the bottom of the beam cradling the sonotube. Once the installation is complete, the excavated area is backfilled. Steel-reinforced concrete makes The Brown Method stand out by providing a solid foundation and a large footprint for the pier.

Common Damaged Foundation Issues in McKinney, TX

Cracks In FoundationIn McKinney and the rest of Texas, foundation damage is typically caused by moisture. The high humidity and storms cause moisture to seep into the soil surrounding homes. Essentially, this causes the dirt under the foundation to shrink and expand unevenly, resulting in the shifting pressure damaging the foundation. Another way moisture can damage the foundation is by allowing mold and mildew to thrive in crawl spaces, resulting in wood decay. Over time this extended exposure to moisture can cause the supports underneath the pier and beam home to fail.

The soil in McKinney tends to be mostly expansive TX clay, which is a very malleable type of soil. The clay can compact and cause the foundation to shift as well as cause movement underneath the foundation. Natural weather occurrences such as drought, earthquakes, hurricanes, flash flooding, and other natural disasters can also impact the soil surrounding foundations. Essentially, anything that impacts the soil surrounding a home, and is not properly managed, will eventually impact the foundation.

There are a few telltale signs that can notify a homeowner of foundation damage. It is important for homeowners to know these warning signs, as they could save the homeowner thousands of dollars and even save the structural integrity of the home. Some of the warning signs of a damaged foundation can be:

  • Cracked flooring
  • Separated windows
  • Cracked walls or bricks
  • Doors or windows get stuck when opening or closing them
  • Uneven, bulging, sagging floors
  • Water damage or evidence of water on the walls in the basement or crawlspace
