Crawl Space Inspection

Crawl Space Inspection for Pier & Beam Homes

A thorough crawl space inspection is the first step in diagnosing problems with a pier and beam home. In Dallas–Fort Worth, moisture-heavy soil, aging wood structures, and natural settlement can cause issues such as sagging floors, wood deterioration, or shifting support pads. Brown Foundation Repair’s project planners inspect every major component of your crawl space to identify the root cause of floor and foundation movement.

What We Look for During a Crawl Space Inspection

Our team evaluates the structural integrity of the crawl space from end to end. This includes examining beams, joists, sill plates, block supports, cinder blocks, moisture levels, soil conditions, and signs of settlement. We also check for wood rot, fungal growth, inadequate ventilation, and areas where the home has shifted or dropped.

We take time to review elevation changes, inspect access points, and check load transfer from the home into its supports. This helps determine exactly what repairs are needed—whether it’s adjustments, wood replacement, or a complete support system redesign.

Common Issues Found in DFW Crawl Spaces

Pier and beam homes in North Texas often experience problems tied to moisture, aging materials, or movement in the support system. Some of the most common issues include:

  • Wood rot in beams, joists, or subfloor
  • High moisture levels or pooling water
  • Sinking or leaning support pads
  • Crumbling or misaligned cinder blocks
  • Sagging floors or uneven rooms
  • Pest damage

When these issues are found, your project planner will recommend repairs such as:

Why Crawl Space Inspections Are Important

Ignoring crawl space problems can lead to larger structural issues. Floors may sag, doors may stick, and moisture can gradually weaken wooden components. A professional inspection helps identify early warning signs and provides a roadmap for stabilizing your home before bigger issues develop.

Crawl Space Inspection FAQ

What does a crawl space inspection include?

Our project planners examine beams, joists, sill plates, support pads, cinder blocks, moisture levels, and signs of wood rot or fungal activity. We also look for issues that may require crawl space adjustment, wood replacement, or drainage improvements.

How do I know if I need an inspection?

Sagging floors, sticking doors, interior cracks, musty odors, or standing water under the home are all common signs in DFW pier & beam homes that a crawl space inspection is needed.

How long does a crawl space inspection take?

Most inspections take 1–2 hours depending on accessibility and how many issues are found. We move carefully to document conditions and give you a clear explanation.

Do I need to clean the crawl space before the inspection?

No. If debris blocks access, we will let you know. Sometimes we recommend debris removal so the space can be properly evaluated and repaired.

What happens after the inspection?

We explain what’s causing movement or moisture issues and may recommend crawl space adjustments, wood replacement, or moisture control such as drainage improvements or encapsulation.

Is this a sales appointment?

No. Our team members are project planners with structural expertise, not salespeople. We educate you on what’s happening under your home and let you decide how to proceed — no pressure.

Major thanks to Lee for evaluating our home, preparing a budget-friendly quote and scheduling our foundation... repair. The crew arrived on time, Noe and Adan, answered our questions and offered information on what to expect after the work was completed. I am impressed by the care that was taken during this process: planning, working and clean up. I have already recommended Brown foundation repair to a family member.read more

Brown Foundation was fantastic. They saved our foundation (and wood flooring) from needing repair by... installing a proper drainage system around the house. It was pricy, but not nearly as pricy as the foundation/flooring repair would be five months down the road! Our supervisor Harold was great. He came out to our property several times to answer my many questions and make sure we were getting exactly what we needed. The work was neat and well-done. The only issue we had was not being told we needed electric work (it was on the estimate but not discussed, and we had to make a few calls to get it to happen) and the original placement of the pop-up valve was unwise (pooled water on the sidewalk instead of draining to the street). But any home project will have some bumps and miscommunications - the big difference is that Brown fixed these problems quickly and professionally. Wendell was especially helpful in fixing the back end of the project.Photos: note the muddy part of water pooling in our yard and into our foundation in the “before”, versus after.read more
